Read the assumable home FAQs ↗01 / BUYER STARTING POINT
Start with location, layout, condition, timing and the way you want to live. A low rate does not make the wrong home the right purchase.
Ask for verification of the loan type, remaining balance, note rate, remaining term, payment components and assumption process. A listing estimate is a starting point for questions.
Compare the purchase-price gap, closing costs and total monthly housing costs. If additional financing is considered, its terms and approval are separate.
The loan holder or servicer confirms the applicable assumption requirements. Larry coordinates property and transaction questions; the financing professional reviews financing options.
02 / UNDERSTAND THE GAP
This worksheet does one simple calculation. It does not estimate a payment, qualify a buyer or quote a loan.
For example: a $450,000 purchase price minus a $300,000 assumed loan balance leaves a $150,000 purchase-price gap. Closing costs and other required funds are additional.
03 / COMPARE THE WHOLE PURCHASE
| Question | What to request |
|---|---|
| Cash needed | Gap, closing costs, reserves and other required funds; separately identify any proposed financing. |
| Monthly cost | Principal and interest, taxes, insurance, mortgage insurance if applicable, HOA charges and any additional loan payment. |
| Loan details | Verified balance, note rate, remaining term and terms of any other financing. |
| Timing | Who processes the assumption, required documents, current progress and a realistic closing plan. |
| Fit | Whether the home, cost and timing support your plans—even if another purchase path fits better. |
04 / SELLER STARTING POINT
Start with facts about your loan and your selling plans before using a rate in marketing.
Property address, loan type if known, servicer name, approximate balance and your preferred timing. Send loan documents only through an agreed secure channel.
Ask the servicer about assumption requirements, responsibility for the loan after closing, required documentation and release procedures.
Release from liability and restoration of VA entitlement are separate questions. Ask the servicer about substitution of entitlement and the effect on future benefits.
VA’s assumption explanation ↗Compare your goals, likely buyer fit and transaction timing. An assumption is an option to evaluate, not a promise of a higher sale price or a faster closing.
05 / WHEN INVENTORY DOESN’T FIT
We won’t call a home a match just because its rate is low. You can wait for a suitable assumable option, adjust your search, or ask to compare other homebuying paths. Your preference should lead the next step.
Choose an update preference: only when a suitable new opportunity is verified, a weekly review, or paused. Updates require your agreement.
Tell Larry whether location, price, features or timing is flexible. You decide which tradeoffs are worth considering.
Ask for a side-by-side conversation about other purchase options. A request for assumable homes is not permission to switch you into unrelated marketing.
This is general educational material, not a financing offer, approval, or a promise of available homes. The servicer must confirm the requirements for the actual loan. No inventory list is represented by this guide.
